Fontana Lake Estates is the only community on Lake Fontana. It is a gated community and about 10 years old. Thus, it is well established with a Declaration of covenants and restrictions in place to preserve its "wilderness" beauty, including architectural review committee. The main, approx. 4.5 mile road is paved. Most of the other, approx. 14 miles are graveled.
Lake Fontana is about 30 miles long and has about 240 miles of shoreline. The Great Smoky Mountain National Park borders the northern part of the lake and the US Nantahala Forest most of the southern part. The views are incredible!
The community has its own marina for lake access as well as boat storage. Electric and telephone are under ground. Water is via well and sewer by septic. Approx. 225 lots have been sold and there will potentially be a total of about 350 lots. The community consists of about 1300 acres. About 72 homes have been built and about 8 are under construction. One with a helipad. Several homes are over 8,000 square feet. There is no time restriction to build.
Lake Fontana is controlled by the TVA. Its dam is the highest east of the Rockies and the Appalachian Trail passes over the dam. The lake offers power boating, fishing and all types of water sports. Some parts of the lake are in excess of 450 feet deep. The TVA drops the lake about 60 feet after August.
I presently have 13 view lots for sale. They are priced from $99,000 to $1,395,000. They range from about 1.5 acres to 23. Possible owner financing to a qualified buyer.
Asheville, NC is about 70 miles away. Gattlingburg, TN about 1.5 hours and Knoxville, TN about 2 1/4 hours away. Whitewater rafting on the Nantahala River is about 15 minutes away.
