The quarry is a total of about 8 acres on a waterfront site of a total of 20 acres.
I am willing to sell off the entire project for $4 million dollars which consist of the following:
1) Quarry with reserves of 750,000 tons. This stone presently sells under the name brands of CT. Tan, Noble Hill, Sterling tan. Our product has the new name of Brunswick Tan as to not create a problem with the only other quarry that produces the same products for O & G as well as CT. stone out of Milford,CT.
This stone as I said sells in palletized form anywhere from $290.00- $800.00 per pallet ( 1.2-1.5 tons per pallet)
In the cut thin veneer form it sells for $16.00 per sq. ft.
2) The site has sewer and water to the curb. Has recently been re-zoned for Mixed Use- Planned Develpment. There is 20 waterfront acres. No wet lands. Sits in the Enterprise Tax zone. A 5 min. ride to Rt. 395.
3) FERC Permitted 250kW hydro plant and 160 ft. stone dam.
4) Has title to the water rights to two large bodies of water. The Moosup Pond ( 96 acres) as well as the Backus Pond ( 86 acres).
Here is the game plan which falls into place very well with the depressed construction industry.
Construction on the rebuilding of the hydro electric plant to start this summer. Will be rebuilt and running by next fall. Partner is responsable for all cost and construction as well as daily operations of hydro.
While hydro is being rebuilt you are working the stone quarry that is fully permitted and running. Clients are willing to buy stone from you in bulk or you can set up your own mfg. plant towork the stone into palletized or cut thin veneers. if you perform the mfg. you will benifit by an additional $70,000,00.
Once the Hydro is up and the stone is removed ( 8 years) the building industry will have recovered or you can build out your own compound on this waterfront property with all the money have made.
