We have 24 acres of oceanfront, ocean access property on the island of Guanaja in the Bay Islands of Honduras. We plan to develop this into residential lots and build West Indies architecture beach bungalows for sale. These bungalows will initially sell for $189,000. We propose to start the project with four bungalows.
All lots have ocean views and ocean access. We seek an investor(s). A total of $600,000 is sought. Sales revenue from the sale of the first two bungalows will be sufficient to fund the balance of the project. The total projected profit is a minimum of $5,400,000. Initial return on investment is projected to begin in the beginning of the second year and fully returned in the third year. 100% of all distributable proceeds will be paid to the investor until the investor has received a full return of the investment. The investor will own 50% of the project. Title Insurance is available through Stewart Title or American Title.
There is a very strong demand for completed homes on this island. In April the only new construction two bedroom bungalow available on the island was finished. The bungalow immediately sold in May for $175,000. Currently there is only one other project on the island that is selling homes; 3 bedroom condominiums for $275,000 at Brickpoint Plantation.
Brickpoint Plantation is being developed by a successful Real Estate Builder/Developer, Banker and Realtor from the panhandle of Florida.
