At present I believe there are numerous motor yacht owners that just want to offload/sell there yacht.  Principally, it’s a depreciating asset; running costs are high for investment outlay; possibly older owner so not used as should be/was; etc.  I see lots of owners wanting to offload yachts for trades on property. 

I don’t have any US property but I do have what is commonly considered I have what is commonly considered the best 25 acre block of semi-rural land in Glenorchy, NEW ZEALAND.  Arguably New Zealand.  Glenorchy is arguably the prettiest 35 minute drive in the world, along Lake Wakatipu from the resort town of Queenstown, the adventure capital of the world, as it’s known.

As you may be aware Glenorachy & environs (views from my property) is where the Lord of the Rings blockbuster movie trilogy was filmed.  Pristine country, lakes, mountains, skiing, fishing, hunting, nature trails, etc.  A two (2) minute drive from Blanket Bay, which is owned by an American, as is Wyuna Station (alpine farmland) which borders my property behind.  He has given consent if I was to build to allow his deer to run through my property.  The Blanket Baywebsite below gives a good Glenorchy overview.  Many international celebs jet into this area as its well known for its privacy and natural beauty.

I purchased this property with my heart wanting to build my dream holiday home.  Unfortunately as I my returning to New Zealand ahead of my schedule, hence I can’t retain this land as well as return, have a yacht, buy a home, etc.  Something has to give and it is this 25 acre block and a smaller holding/section with large garage in Glenorchy Township.  I have circled it on one of the pics.  Keep in mind a lot of this land you see in picture is NOT ABLE to be purchased – IE. National Park.  Getting more restrictive all the time.  My property is one of only three (3) blocks that close/elevated to Glenorchy that can be owned.

It will not appeal to everyone but regardless both present a fantastic opportunity for capital growth (was my intent).  Any investigation would reveal its potential.  A simple Google search/due diligence will reveal New Zealand is a popular offshore investment haven, not least “no capital gains tax” (gain all yours), amongst many others.  As this land is pristine NZ land and above 5 hectares it does require Government approval but as long as seller has no bad history then sale/deal would progress smoothly.  Unless one of the seller’s is a NZ passport holder then not required.  Not a big deal and very common as NZ has many US investors.  Shania Twain owns a huge block not far from this area.  I am marketing the same in NZ of which there has been some interest. 

PROPOSAL:

The value for my large 25 acre block is $850-900k USD (was purchased for more than this) and $180k USD for the lower block.  All amenities/services to both so owner can build immediately, if desired.  Land banking a good option, as due dilligence will confirm, this will be worth a lot more in an improved global economy, giving its natural beauty, scarcity of availability for this quality and only 35 minutes to Queenstown. Albeit a lot prefer Glenorchy.

Looking for a seller of a turn key, well maintained motor yacht 65' plus (sail or power), airy /light salon aft deck social area, prefer 4 stateroom, open galley to salon, enclosed fly bridge is a bonus - for around $550-600k USD, you would need to provide around 300k cash contribution and that would give clear title to both properties and me a yacht, shipping to NZ and cash/equity balance. 

Would look at higher purchase price yacht and leave a % interest in yacht for current owner if they had a "desire/interest" to do some boating in New Zealand and Pacific Islands.  Would be happy to discuss a future "buy out" clause of share retained.

Will consider all options so its a "win/win" for both parties.
